a Bargain hunter combing through Coronado garage sales on Thursdays is
one thing, but picking up a Coronado "bargain" on the court house steps
is another. It is not for the amateur. For one thing, it brings
"due diligence" to a whole new level. When you purchase a home on the
court house steps, you do not get "title insurance". Not having clean
title is a nightmare unto itself.

In 1969 Jerry Snyder had a vision when he purchased 32 acres of ocean front property south of the Hotel Del Coronado. At that time, the land was zoned R-6, meaning that up to 3,000 units could be built. Jerry Snyder met with Bill Krisel, an architect. Krisel had a different vision for the land bordering the shores of the Pacific Ocean in Coronado. He came up with a scheme of high rises that would maximize the view. The Coronado Shores would offer views of the ever changing skyline of San Diego to majestic Point Loma, the sparkling white water of the Pacific Ocean on one side to the Coronado Bay Bridge and the Glorietta Bay and Coronado Golf course on the other. Those were the words spoken yesterday when 29 Delaport, in the Coronado Cays was sold at auction on the court house steps. I have it on good authority that the estimated value was $786,527 and the opening bid was $111,000. Zealous bargain hunters, armed with comps of recent sales in the Coronado Cays bid feverishly bringing the sales price up to $470,000.
Being a Bargain hunter combing through Coronado garage sales on Thursdays is one thing, but picking up a "bargain" on the court house steps is another. It is not for the amateur. I think it was Mark Twain that said that the definition of insanity is doing the same thing over and over again and expecting different results. Well, if you look at eleven or so of the "new" listings in the Coronado Cays that were posted in the MLS last week you would think that there were a lot of insane home owners living in the Coronado Cays.
In today’s high tech world it continuously baffles me why home sellers will not only list their largest financial asset with an agent that has virtually no Internet presence but continuously touts print media. Then when the house doesn't sell, the homeowner re-lists with the same agent using the same methods that didn’t work the first time.
